Pricing

     Let's be honest, costs in real estate services are all over the place, from commissions to short-term rental management fees, from one-time services to leasing fees...wait, what's a leasing fee? On the other side of pricing, it's hard to know what you are really getting out of the expense of having a property manager involved.

     There are lots of variables for each property and that is why we keep it as simple as possible and are always open to the specific needs of each owner. To give you an idea, we typically charge 10% of the rent rate you receive as the owner to manage and maintain your property. 

What does that include?

With any property and client owner, we build a relationship with you and the property. We treat every investment property as if it were our own so you don't have to worry about unecessary costs that will hurt your investment. You also may be thinking of all the things that could go wrong while renting out your most valuable investment...it can be daunting. That is where we thrive.

What is not included...?
Materials and Contractors
Yes, in the worst case scenario that the microwave handle falls off or the water heater needs to be replaced, the owner is expected to cover the cost of materials and/or labor of sub contractors we must hire. We are your first responders, if there's a fix that we can handle, we will handle it and save you from unnecessary service calls and expensive vendors. When we have to call a vendor, we trust that they will handle the job properly and efficiently with our supervision. 
Legal Fees
Although we pride ourselves in having amazing tenants, it is possible a tenant will put themselves in a position where we are forced to file an eviction. There are upfront costs to filing evictions but we will do everything we can to ensure a smooth process from filing documents, working with our attorney and tracking the collection process till the collection is complete; all while keeping you informed along the way. 
Improvements
Over the years there may be a time you will want to invest in your existing rental and give it an upgrade to increase rental value. If that time comes, talk to us first. We will know whether or not you should paint your entire house for your future tenants. In other words, we will help you focus on the items within your rental that will yield the highest return. If you need a contractor to help with your project, you may refer to our vendor list or have your own complete the work.
